HOA Charter Founding Communities Program Terms

HOA Charter is welcoming Founding Communities. Join during our founders' launch and you get founders' pricing while we build this with the first communities.

We call them Founding Communities, and their board members Founding Members. This page is the whole offer, in plain English.

1. How many spots

There are 25 Founding Community spots, filled in the order associations sign a Client Services Agreement. Founding spots include associations connected to our team. We may close the program to new associations before all 25 spots are filled; an association that has already signed keeps its founding pricing.

2. The founders' monthly rate, for every Founding Community on annual billing

  • A Founding Community on the Community or Board plan that chooses annual billing pays a founders' monthly rate for its plan and size for 24 months from its Service Start Date (the date its paid subscription begins under its Client Services Agreement).

  • The founders' monthly rate is 25% off the list monthly rate for the plan and size, rounded up to the next dollar ending in 9.

  • This is in place of the standard annual-payment discount, not on top of it.

  • After month 24, your rate becomes your locked list rate, as described in Section 4.

3. Implementation

  • Every Founding Community pays the implementation (setup) fee in the published price list for its size.

  • If you pay the full implementation fee at signature, the standard 10% pay-in-full discount applies.

4. Your rate is locked for the life of your subscription

Your rate is locked at the list rate for your plan and size as published on your Service Start Date, and it will never be raised above that rate — not at renewal, not at a later price change. If HOA Charter's published list rate for your plan and size is lower than your locked rate at any renewal, you get the lower rate. This holds for as long as your association stays continuously subscribed. The lock covers the subscription rate only: sales or use tax is added where it applies, and if a third party's fees that TMEG passes through to you change, the pass-through changes with them. Your size band is re-checked at each renewal from your actual unit count, so an association that grows or shrinks moves to the band that fits, at that band's locked rate. The lock ends if your subscription lapses or is terminated (Section 6).

5. Monthly billing

Founding Communities on monthly billing receive the rate lock in Section 4. The founders' monthly rate in Section 2 applies only to annual billing.

6. Conditions

  • Non-transferable. Founding pricing belongs to the association that signed and cannot be assigned, sold, or moved to another association. "Founding Member" is a title; it carries no benefit separate from the association's pricing.

  • The founders' monthly rate ends permanently if the association cancels or moves to month-to-month billing.

  • The rate lock ends if the association's subscription lapses or is terminated.

  • Not combinable. Founding pricing is not combined with any other promotion or discount except the pay-in-full discount in Section 3.

  • Taxes. Prices are stated before any applicable sales or use tax.

  • Your signed agreement controls. The price and term you pay are the ones in your signed Client Services Agreement and its Schedule A. Where this page and a signed agreement differ, the signed agreement controls.

  • Changes. We may change these terms for associations that have not yet signed. Changes do not affect an association that has already signed.
